There’s nothing like a bargain — especially when shopping for property.
Whether you’re after a first home, a buy-to-let or simply fancy a project, you could make substantial savings by taking on somewhere with a sitting tenant, short lease or requiring loads of work — or that’s simply dropped in price because it’s failed to sell.
Avoid nasty — and expensive — surprises by getting a survey done, calculating refurbishment and other costs and investigating potential yields if you’re planning to rent it out. These cut-price properties should whet your appetite.
1. Ventnor, Isle of Wight, opening bid £10
Yes, you read it correctly — bidding on this two-bedroom house starts at £10, with no guide price and no reserve.
However a spirit of adventure and some luck will certainly help as the huge catch is that it’s in a neighbourhood that was affected by a cliff collapse in December 2023. Significant recovery efforts are underway, including the installation of boreholes to secure the road, but there’s no access at the moment so viewings aren’t possible.
The kitchen is unfinished as the house was being renovated at the time of the landslip, and part of the garden fell away, but it could offer a significant return on investment for a buyer prepared to navigate the hurdles associated with the site. It’s being sold by online auction on 27 September via First for Auctions.
2. Cheapside, Liverpool, offers over £10,000
A practical buy for a hands-off investor, this student studio apartment is fully managed by a letting company.
It’s in a central building with a gym in walking distance of the city’s major universities and has a shower room and use of a communal lounge/kitchen area.
Although currently empty in anticipation of a new owner, it has a track record of 100% occupancy, generating quarterly rent of £1,299. Being sold by online auction and a buy-it-now option’s available, through Purplebricks.

3. Hull, guide price £40,000+
This freehold end-of-terrace house is convenient for the city centre, station and M62, and its proximity to Hull Royal Infirmary should ensure a steady stream of tenants if rented out.
It has a kitchen, WC, and three further rooms on the ground floor, three bedrooms and a bathroom on the first, and a back garden.
If it’s piqued your interest, start bidding at the online auction taking place on 25-26 September via Allsop.
4. Spitfire Green, Haine, Ramsgate, Kent, from £148,000
No catches here — one-bedroom flats at this new development are for sale at 20% below their market value through the Discount Market Sale scheme.
They’re available only to first-time buyers who live or work in Thanet and meet financial eligibility criteria.
Each flat has a roomy open plan kitchen/living/area, plenty of storage and allocated parking. Fine out more from David Wilson Homes.
5. Brixton, London SW2, £350,000
This bright two-bedroom flat is listed at a low price for the location due to its short lease, and is suitable for cash buyers only.
On the ground floor of a low-rise purpose built block, it includes two double bedrooms, a large bay-windowed living and dining room, a galley kitchen, fully-tiled bathroom and wooden floors in the main rooms.
Brixton Market, foodie mecca Brixton Village, the O2 Academy and station are moments away. Get in touch with Foxtons.

6. Elswick, Preston, Lancashire, £710,500
Briar Fold, a substantial five-bedroom house, was originally on the market for £800,000 meaning the price has been reduced by more than 10%.
The purchaser will barely need to do anything to it as it’s been completely updated by the current owners, who used a palette of soft greys that create a very calming ambience.
There’s a contemporary open plan kitchen with utility, a sitting room, family/hobby room and study, and a sheltered hot tub in the garden for further relaxation. On the market with Fine & Country.
7. Bath, £960,000
Get your property portfolio off to a flying start — or top up an existing one — by seizing the opportunity to buy six good-sized apartments within this Grade I listed Georgian townhouse.
The three studios and three one-beds are available as a single lot and span the garden level up to the top floor.
All have tenants in situ and together earn a rental income of approximately £60,000 a year — a 6% return on investment. For more information contact Carter Jonas.
